Are you in the market for a new home in the Phoenix metropolitan area? There's never been a better time to shop for a home - housing prices are beginning to flatten and interest rates are steady. It's the ideal time to dive into the real estate market. When you are ready to look at homes for sale, you can make the process go much faster if you already know what you want and don't want in a home. This early preparation can make all the difference to finding the right home and spending endless hours looking at places you'd never consider buying. The most logical way to start is to create a list of the ideal characteristics.

What is your ideal neighborhood? Where do you want to live in the Phoenix area. Do you need to be close to work, is there a particular school district that appeals to you, do you have family or friends that live in a specific community? What architectural style do you prefer? Are you considering a single family home with a small or large yard? Do you want a condominium or town house community? What amenities do you want to have in a community - swimming pool, community center, golf course, etc? How much work do you want to do around the yard? Do you want a gated community with more security? How big should the home be? One of the key characteristics in the home is the number of bedrooms and bathrooms. It will affect your life while you live in the home and it will also affect the homes ability to sell when you put the house on the market later.

A property that has at least 2 bedrooms and 2 bathrooms will be far more attractive to other buyers than smaller homes. Think carefully about your needs - don't get too small or too big, just have a little breathing room. Do you want a garage or a carport? Having a garage for extra storage is a great feature for a home. How many garage bays would you need: 2, 3 or more? Other important elements to consider are whether there are things you absolutely don't want in a new home. It's important to make a list of the things that make a property unattractive to you - size of the kitchen, corner lot, no garage, housing style, etc.

When you have your list of your pros and cons, show them to your real estate agent. Your vision of what you are looking for is critical to a fast and productive time looking at houses. Honest communication is what will keep you from wasting your time and your agent's time when looking for a home.
